Experts in real estate say that the most expensive land in the city is mostly in business districts. The Sudirman Central Business District (SCBD) is at the top of the list.
Head of CBRE Advisory Indonesia Angela Wibawa says land prices in Jakarta depend on its use. Prices for residential, commercial, and industrial plots are all different. But the most costly commercial land is in ideal CBD districts. This fact is because foreign businesses, banks, and high-end developers all want it.
“The pricing of land significantly depends on its usage. Jakarta’s CBD, especially SCBD, has the most expensive commercial land,” Angela said.
Head of Research & Consulting at CBRE Indonesia, Anton Sitorus, backs up this decision by saying that SCBD now has the highest land costs in Jakarta.
“That land in the area can cost up to Rp 200 million for every square meter,” he said.
Prices in SCBD are high because it is in the heart of Jakarta’s business district. There are five-star hotels, high-end shopping complexes, luxury homes, and tall office buildings in the area. It is even more appealing to investors because it is close to important infrastructure like major toll roads and public transportation systems.
Prices go up since there isn’t much land for sale. SCBD is one of Jakarta’s oldest business areas. Hence, there aren’t many undeveloped sites left. This situation makes it harder for investors and developers to beat each other.
Real estate experts agree that prime CBD land is still a fantastic long-term investment. Even though prices have stabilized compared to previous boom cycles, the prices stay high because there is a lot of demand for Grade A office space and buildings that can be used for more than one thing.
Jakarta is becoming a business center in the area, which is why SCBD’s land is so valuable. Jakarta is the capital of Indonesia. The most important things that affect a property’s value are still where it is and how much money it can make.
It is challenging for builders and investors to buy land in Jakarta’s main business district, especially SCBD. They need a lot of money and a plan for what to do next.
